Since 2007 Tapestry Director Paul Reynolds has worked for Sydney + London Properties on a range of projects in relation to their land holdings at Euston Station. The first document produced was the 2008 Euston Vision Masterplan, which he led while at Atkins. It promoted the benefits that could be delivered through the comprehensive redevelopment of Euston Station and its immediate environs, in contrast to a smaller air-rights scheme being promoted at that time. This was followed by a number of studies which looked at specific details of a proposed redevelopment, including how to incorporate the Euston Arch into the scheme (or an alternative) and also what a larger HS2 enabled scheme might look like, in the early days of the project’s gestation. Paul also led the submission of a number of representations to LB Camden and the GLA over a 10-year period, in response to policy allocations that would impact Sydney & London’s landholdings at Euston.

In 2017, following the compulsory purchase of the properties by HS2, Tapestry were appointed directly to provide masterplanning, landscape and public realm design services to the team as they prepared a scheme of ‘Appropriate Alternative Development’ (AAD) for the client’s claim for compensation to the Upper Tribunal (Lands Chamber). Paul was also personally retained as overall design co-ordinator for the AAD scheme, and as a potential design expert witness. In January 2021 the client and HS2 reached a confidential settlement, bring to an end our almost 14-year involvement at Euston.
